What drives cost up.
State rules are the floor. Figures here are TCEQ minimums under 30 TAC Chapter 285. Your county can be stricter and around here most are — check your county before you rely on a number.
Cost above the starting figure is almost always site conditions rather than the system itself.
- Rock. Trenching through rock is slow and hard on equipment, and it can force a different system type entirely. - Hauling spoils off site. If the excavated soil cannot stay on the property, that is trucking. - Confined working space. A tight lot where equipment cannot manoeuvre, or where trucks cannot reach the disposal area, adds time to every step. - Access and clearing. Trees, fences, existing driveways and long runs from the house. - Soil class. Poor soil pushes you from conventional to aerobic, and from spray to drip. - Floodplain. Additional design and construction requirements.
None of these are upsells; they are the reason two identical houses a mile apart can differ by thousands.
